We measure every opening in three places for width and height, check the sill and stucco for damage and out-of-square framing, note which elevation each opening faces, and walk you through frame material, glass package and NFRC numbers. 2. HOA approval and ordering
In Green Valley, Anthem, Seven Hills and most of the master-planned communities out here, the architectural committee signs off on frame color and grille pattern before anything gets built. We prepare that submittal, then order to your measurements, which normally takes three to six weeks depending on the manufacturer and the glass package.

3. Install, insulate and seal
Old sashes come out, the opening gets shimmed plumb and square, then we set the new unit, insulate the perimeter with low-expansion foam, flash the head and sill, and seal the exterior with a sealant rated for the movement a fifty-degree day-to-night swing puts into a wall. Why do so many windows out here fog up?
Thermal cycling. An insulated glass unit is two lites held apart by a spacer with a sealed edge and a desiccant inside, and out here that seal gets driven from well over a hundred degrees in the afternoon down to the fifties overnight, every day, for months. Eventually it breaks down, the desiccant saturates, and moisture condenses between the panes.
It is the most common call we take, and the fix is a new sealed unit rather than a whole new window.
Can you get sprinkler spots off my glass?
Sometimes, and we will be straight with you about when we cannot. Valley water is hard, and overspray that dries on hot glass leaves mineral deposits that first sit on the surface and later etch into it. Fresh deposits usually come off with the right acidic cleaner and a lot of patience.
Once the silica has pitted the glass, no polish brings it back and the lite has to be replaced. Adjusting the sprinkler head is the cheapest window repair there is.
Do I need HOA approval before replacing my windows?
In most of Henderson, yes. The master-planned communities here run architectural review, and they typically care about exterior frame color, grille pattern and sometimes an approved product list. Getting it wrong means taking windows back out at your own expense.
